Check-In/Check-Out
**Check-In after 3pm and Check-Out after 11am. Early check-in and late check-out are available at $35 the hour.** Early check-in is allowed only when the property is clean and ready for occupancy ahead of schedule… prior approval is required. Check-Out is at 11am. Late check-out subject to availability… prior approval is required. On the day of your departure, the property should be empty of your personal belongings, garbage placed outside in the proper receptacles, all dishes washed and left in a generally neat and orderly condition (see additional info under housekeeping). All items must be put back to their original locations. Please be certain you have taken with you all your personal belongings. The owners will not be responsible for items left behind.
Events / Capacity / Visitors
At CCBNB, we observe quiet hours from 9pm-9am. Our neighborhood is incredibly quiet and tranquil. Loud noise or music must end by 9pm. NO PARTIES are allowed. No weddings or special events are allowed unless a special event agreement was agreed upon and signed by both parties prior to check-in. Tents and canopies cannot be placed anywhere on the premises without prior authorization. Guests agree not to exceed the number of tenants allowed per room (2 to 4) / property (16) as per the booking agreement. NO OUTSIDE guests allowed. The guest will not sublease the property.
Housekeeping / Damages
General: the house will be inspected, sanitized and cleaned prior to your arrival. You are required to return the property in the same general condition as when you arrive. All food and drink spills must be cleaned. Any food and/or drink spills, stains, mud, etc. shall be considered as damage... not normal wear and tear. Any property damage will be the guest’s responsibility. Gate Controller/Keys: remote controls for property access (gate) are provided. Any lost or damaged controller will be charged at a replacement fee of $60/ea. Lost room keys shall be charged at $35/ea, plus service fee in case of lock-out. A/C Units: please TURN OFF A/C units while not in the room. Refrigerators: the refrigerators need to be emptied of all perishable foods and free of spills. Damages to refrigerators requiring replacement starting at $200/ea. Kitchen: please do not leave any dirty dishes. All used dishes need to be washed and returned to their original locations. Additional cleaning fees may apply for dishes and cooking supplies, starting at $35... and will be deducted from the security deposit. Charges for any damages to kitchen equipment/tools start at $25/ea. Linens: dirty linens need to be stripped from the beds and place in piles in each room. If linens/bed coverings or towels are permanently damaged due to guest negligence the cost of items will be deducted from the deposit… replacement costs starting at $45/ea. Furniture: all furniture and things to be put back to the original location. Damages to furniture and/or decorations shall be charged, starting at $100. Grills: please use the designated area for grilling. Guest is responsible for any additional gas, grilling tools, and any damage that may occur to grill from using grill during the tenancy. If a grill is furnished, the guest is responsible for cleaning the grill upon departure so that the next guests find it ready to use, there will be a minimal charge ($25) for the cleaning crew to do so and will be deducted from the security deposit. Trash: guest shall bag all trash and place it in the designated trash area. The city trash service will not accept any trash that is not bagged. Smoking: we are a smoke-free property. No smoking or vaping allowed in rooms (law #40) and/or property. A $350 violation fee may be applied for non-compliance. Pool: guests will be held responsible for any damages to the pool and/or pool equipment. Property Equipment: the property is equipped with a pool, air conditioners, internet service (wi-fi), appliances, back-up generator, and water reservoir. No refunds or rate adjustments shall be made for mechanical failures and malfunctioning of equipment beyond our control. All attempts will be made to correct the situation as soon as possible. The guest should be aware that some breakdowns cannot be prevented or repaired doing your occupancy.
Pool Rules
Kindly observe posted pool rules. In general, no rough play around pool or diving. Use at your own risk… NO LIFEGUARD ON DUTY. Do not use the pool while intoxicated. Children under the age of 12 require adult supervision. A pool bathroom is conveniently located at the pool area. Pool open 24 hrs, except during maintenance window. Please observe quiet hours. …and remember, a wet tile area is slippery, use Caution!!!
Pets
Unfortunately, no pets allowed. Please make necessary arrangements for your loved pet to be properly taken care of while you stay with us.
Home and Property Maintenance
We perform regular maintenance to keep property in good shape. Pool maintenance is scheduled for every Thursday early AM. Please expect pool tech to service pool. Guests should wait at least 1 hr before going into the pool (around 8:30 am for regular maintenance). Landscape maintenance is generally scheduled for Wednesdays AM, and take anywhere from 3 to 5 hrs. Although we try to keep it at a minimum, some noise may be experienced during these times. Any additional maintenance, if required, shall be notified to guest.
What We Supply / What You Should Bring
The property is fully furnished, and we only provide an initial supply of toilet paper, garbage bags, dish soap, hand soap, hand sanitizer stations, body wash, shampoo, and conditioner. We do not replenish additional products during your stay. Clean bed linens, bath, and bath towels are also provided. No pool or beach towels provided. We may not have all the items you are accustomed to having in your own home, so if you have any question as to what is provided, please contact prior to arrival.
Liability / Hold Harmless
Guest(s) will be held liable for replacement and/or repairs of item(s) that are damaged and not attributable to normal wear and tear. Guests will be responsible for any damage caused by willful were malicious act occurred during their stay. Guests agree to accept liability for any damages caused to the property other than normal wear and tear, and includes, but not limited to furnishings, appliances, art, etc. If damages are in excess of the security deposit being held, tenant agrees to reimburse the owner for costs incurred to repair and/or replace damaged items, including attorney's fees in the extreme case. Any damages noticed by the tenant must be reported within 4 hours of arrival or tenant will be responsible. We appreciate you reporting all maintenance item, and we will respond to them as soon as possible. Please understand that if your actions cause a maintenance call, your damage deposit will be charged. The owner does not assume any liability for loss, accident personal injury, and/or medical expense. Guests agrees to hold harmless, the entities, for damage or injury to persons or their personal property during the duration of their rental. It is understood that the owners are not accountable for liability for any inconvenience arising from any temporary defect or stoppage and supply of water, gas electricity, plumbing, cable, Internet, cell phone service that is beyond their control.

What does BNB in campocosta BNB stand for?
We started out as a Bed & Breakfast, and people loved it. However, we had to change things a bit for the time being. So now we are sometimes a Bed ‘n Beach, Bed ‘n Beds, Bed ‘n Breakfast (on special unannounced occasions), Bed No Breakfast, Beach ‘n Beach, Beds Near Beaches… endless possibilities.
How can I make a reservation ?

What is your cancellation policy?
If you cancel your reservation up to 4 weeks prior to arrival, we will provide 100% full refund. If you cancel 4 weeks to 2 weeks prior to arrival we will partially refund 50% of your reservaation. Cancelation with less than 2 weeks of booked reservation, we will not be providing refund. ND (0%)
When do I check-in and check-out?
